How to Submit Your Coaching Requests

 

  1. Read the Opportunity Evaluator™ Manual (Click Here To Download) for instructions on how to use the software and to answer any potential questions you may have. For the Opportunity Evaluator Online Edition watch the on-line tutorial at:  https://coaching.commercialacademy.com/index.php/membersonly/cslogin

  2. Fill in The Opportunity Evaluator™ software COMPLETELY:

    • Please fill in ALL the “Background” tabs (Property Background, Seller Background, Investor Background, and Project Funding Profile).  We know you won’t get ALL the answers, but do the best you can.

    • Create multiple scenarios to show us where you see the upside (and downside) of the deal.  At the very least, create “Best Case”, “Worst Case”, and “Most Likely Case” scenarios.  Please see the OppEval™ Manual (a PDF file) on your CD or online tutorials for instructions on how to create multiple scenarios.

    • Make sure the “Current Situation” represents the CURRENT and ACTUAL situation.  Do NOT use “proforma” numbers for the Current Situation.  You will need to ask the seller/broker for a current Income and Expense Statement (for last year and year-to-date for this year).  If you want to evaluate the deal using proforma numbers, create another scenario. 

  3. Include your SPECIFIC questions on the deal.  Don’t just say “what do you think about this deal?”  Show us that you have thought the deal through, and let us know what you think the challenges are.  (You can always send general questions without a deal.)

  4. Please note that the preferred methods of correspondence with Platinum Coaching are via e-mail or on the Platinum Coaching Website.  This allows us to have a record of what was discussed, as well as something to refer back to when you have additional questions.  You will generally receive a response within five to seven business days (usually much sooner).  If your question or deal requires immediate feedback, please put “URGENT” on the subject line, and we will get back to you ASAP.  If you must contact Platinum Coaching via telephone please call us at 216-333-1781, and we will be happy to assist you.

  5. Make sure to include your Platinum Coaching Membership ID number.

  6. Submit your deal to Coaching@commercialacademy.com or hit the “submit to coaching” button next to the appropriate Opportunity Evaluator on the Platinum Coaching website. If you submit your question or deal to any other e-mail address (i.e. coaching@scheelpublishing.com, coaching@creativecommercialrealestate.com, neil@commercialacademy.com, etc.) it will not be properly routed in our system, and you may not receive a response.

Please do NOT send (unless we specifically request it):

    • A property marketing package from the broker (you should have already put all the critical information into the OppEval™).

    • Only a website link/printout or e-mail from a broker.  We need you to enter the deal into our standard format:  the Opportunity Evaluator™.
